Before you make an offer in Mataram City

The only address on Lombok that works without tourists

Mataram is the provincial capital, and it runs on government offices, hospitals, campuses and wholesale trade. That makes it the one market on this island whose demand does not rise and fall with flight arrivals. When tourism went quiet after 2018, Mataram kept hiring, kept enrolling students, kept needing somewhere for them all to sleep.

Buyers who have been burned by seasonal rental numbers elsewhere tend to end up looking here. It is less romantic. It is also far more predictable.

Three old towns wearing one city's name

Ampenan is the old port quarter on the west side — Arab, Chinese and Bugis trading streets, weathered shopfronts, the sunset beach at the end of the road. It has the most character and the oldest buildings, which cuts both ways when you are buying.

Cakranegara is the commercial engine: the Balinese-era temples and Mayura water palace sit a block from the busiest shophouse rows on the island. If you want retail or a shophouse with real footfall, this is the postcode people actually search for.

Mataram proper holds the government complex, the Islamic Center and the newer housing. Sweta, on the eastern edge, carries the main terminal and the biggest traditional market — the logistics end of the city.

Student housing is the quiet business here, not villas

Universitas Mataram and several other campuses put thousands of students into the city every year, and almost none of them arrive with housing arranged. Kos — rented rooms — is the workhorse investment in this city. It is unglamorous, it fills every August, and it does not care whether flights from Australia resumed.

The other business case is commercial frontage. Shophouses on the main arteries serve a city of several hundred thousand people plus everyone who drives in from West and Central Lombok to shop.

As a place to live, the trade is convenience for quiet

Everything is close. Two hospitals of real size, the best schools on the island, the airport an hour south, Senggigi fifteen minutes north for the beach. The cost is that this is a city: traffic on the main roads, denser plots, and none of the sea views that dominate the coastal listings.

Families who need schooling and healthcare in the same week almost always choose here, then buy their weekend somewhere else.

What to check before buying in a built-up city

Ask about flood behaviour in the rainy season, particularly on low ground near the rivers that cross the city. Check the road width in front of the plot — in the older quarters a lane that fits a car may not fit a truck, and that decides what you can build. For shophouses, confirm the building permit covers commercial use, and for kos, ask whether the neighbourhood association has any standing objection; that conversation is cheaper before purchase than after.
