Everything published on this website is for information. A listing page is an invitation to talk to us about a property, not an offer that can be accepted, and not a substitute for the due diligence that belongs at the start of any land purchase in Indonesia.

Listing details come from the owner and their documents. We check them against the certificate where we can, and we do not publish figures we cannot trace to a document.

Land and building areas follow the certificate. Measured on the ground, a plot can come out different — boundaries move, old certificates were drawn with older methods, and neighbours build. Where the two disagree, the certificate and an official BPN measurement decide the matter, not our page. Before you buy, have the boundaries walked and, where the value justifies it, formally re-measured.

Certificate type (SHM, HGB and so on) is stated as shown in the document we were given. Verify it yourself at the local BPN office. We will go with you.

Prices are quoted in Indonesian Rupiah and are the figure the owner is asking at the time of entry. They are negotiable, they change, and a property can be sold at a different number entirely.

Where a price is also shown in another currency, that figure is a convenience conversion at a rate that moves daily. Rupiah is the authoritative figure. Taxes, notaris fees and duties are not included in the displayed price.

Photographs show the property as it was when they were taken, which may be some time ago. Furniture, landscaping and the surroundings change, and items visible in a photograph are not necessarily included in the sale.

Our images carry a watermark. Some older photographs, inherited from previous marketing of the same property, carry an earlier watermark as well. We do not use AI-generated images of properties: a photograph of a plot is a photograph of that plot.

A property may be sold, leased or withdrawn by its owner before we have taken the listing down. We remove listings as soon as we know, but there is always a gap between a deal closing and a page changing.
