The island's only genuine commercial market
Mataram concentrates almost all of Lombok's shophouse, office and warehouse stock, because it concentrates the customers. Trade here runs on residents and on people driving in from West and Central Lombok to shop, which means footfall through the whole year rather than a season.
Cakranegara is the engine
The busiest shophouse rows on the island sit here, a block from the old temples and the water palace. When a local business says it wants a commercial address in Mataram, this is usually the area meant.
Frontage and parking beat floor area
For a shophouse, the width of the front and whether a vehicle can stop outside decide value more than interior size. Watch the road at trading hours before you commit, and check the narrowest point on the delivery route rather than just the frontage.
Permitted use is separate from the building permit
A permit covering residential use does not authorise a business, and the spatial plan designates which corridors are commercial. Confirm both at the district office, particularly if the plan is to convert a house.
Tenants stay for years, and vacancies last
Commercial tenants here are clinics, minimarkets, workshops and distributors on multi-year terms, usually paid annually in advance. Income is predictable, but a vacancy takes longer to fill than a residential one, so the natural demand of the location matters more than the fit-out.

- Sometimes, depending on the spatial designation for that road and whether the building permit can be amended. Check both before buying, because a refusal afterwards leaves you holding a house you paid commercial money for.
- How are commercial leases usually structured here?
- Multi-year terms paid annually in advance are the norm. Ask how long the current occupier has been in place and why the owner is selling — both tell you more about the location than any projection.
