Central Lombok got the infrastructure. Lombok International Airport sits here near Praya, the Mandalika circuit is here, and so is the string of southern bays that made this coast famous with surfers long before either of them existed. No other region on the island received that much investment in a decade.
The consequence is visible in what gets sold here: mostly land, and mostly to people who intend to build something for visitors.
Praya is the regency seat — market, offices, the airport road, schools. It is not a tourism town and does not pretend to be. Most buyers pass straight through it heading south to Kuta, Tanjung Aan, Gerupuk, Mawun, Are Guling and Selong Belanak.
Those bays sit close together on a map and feel entirely separate on the ground. Some have a sealed road, a school and a mobile signal. Others have a spectacular beach and thirty minutes of rough track. That difference is the single biggest driver of value on this coast.
Proximity to the airport does the heavy lifting. A guest lands and reaches the south coast in about half an hour, with no boat and no long transfer. Combined with a surf season that runs most of the year and an international race calendar, it gives this regency the most reliable visitor demand on Lombok.
For a permanent home the picture is thinner. Hospitals and larger schools are in Praya or Mataram. The coastal villages are small, and the services follow the visitors rather than the residents.
Very little is finished down here. You are usually buying a plot, then finding a builder, a water source, and the permits — and waiting a year or two. That is not a drawback if you planned for it. It is a serious problem if you expected to collect keys.
Water, because several ridges here are dry and need a deep bore; ask neighbours rather than sellers. Access, because a track everyone currently uses is not the same as a right of way written into the certificate. And zoning, since a sea view does not by itself mean a plot may legally carry accommodation — that is confirmed at the spatial planning office.
