PT. Ira Property Mandiri has sold land and homes in Lombok since 2000. The management and the whole team are Lombok locals — we know the roads, the villages, and the paperwork because it's home.
We work with private owners and buyers from across Indonesia and overseas, as well as land plots for government projects. Every listing we publish has had its title checked first — we'd rather show you fewer properties than put our name next to one we haven't verified.
For foreign buyers, the hard part is rarely finding land; it's owning it properly. We handle that end to end: setting up the PMA company, land due diligence, building permits, and zoning — working with a notary and lawyer who deal with property every week, not once a year.
Our commission is 3–5%, paid only by the seller. Buyers pay us nothing for guidance, viewings, or consultation.

Where we work
Lombok is not one market. Prices, paperwork and buyer expectations in Senggigi have little to do with Kuta Mandalika, and a plot in Sekotong is a different proposition again. We work across the island and, where clients ask for it, in Bali — the list below shows where our current listings sit, with the median asking price per are in each location.
That median matters more than a single asking price. It tells you whether the plot in front of you is priced with the market or well above it, and it is the first thing we check before we agree to publish a listing at all.

How working with us actually goes
Most enquiries start on WhatsApp with a code from this site. We answer with what we know, including the parts that are inconvenient — an access road that floods, a boundary that has never been re-measured, a neighbour with a claim. You will hear those from us before you fly in, not on the day of the viewing.
If the property still fits, we arrange the viewing and walk the boundaries with you. Then comes the part that matters: we take the certificate to the local BPN office to confirm it is genuine, current and free of encumbrance, and we check the zoning with the district government so you know what can legally be built there. We go with you rather than send you.
When you decide to proceed, the agreement is drawn and signed before a notaris or PPAT, and payment moves through the mechanism that notaris sets out. We never hold your money, and there is no payment function on this website.
For buyers from abroad
Indonesian law reserves Hak Milik — full freehold — for Indonesian citizens. That is not a loophole to be worked around; it is the starting point. Foreign buyers hold property through other rights: Hak Pakai for an individual with the right permit, Hak Guna Bangunan held by a PT PMA company, or a long lease. Which one suits you depends on your status, the land itself, and what you intend to do with it.
We set up the PMA company, handle the due diligence and the permits, and work with a notaris and a lawyer who deal with property every week rather than once a year. PMA setup is free of charge on purchases above USD 450,000.
One warning we give every foreign client: be careful with nominee arrangements, where land is registered in an Indonesian citizen's name on your behalf. They are still widely offered in Bali and Lombok, they are cheap, and they leave you holding nothing enforceable. We do not arrange them, and we will tell you plainly when someone else has offered you one.
Selling or leasing through us
Our commission is 3–5% and the seller pays it. Before we publish, we photograph the property, read the certificate, and price it against what has actually been selling nearby rather than what the neighbours are asking. If we think the price will not move, we say so.
Every listing is published in English and Indonesian, and enquiries are screened by us before they reach you — so you spend your time on buyers who are serious rather than on messages asking for the location pin.
What we publish, and how
We do not publish a figure we cannot trace to a document. Where a certificate is missing a detail, we leave the field blank rather than estimate it, and a listing waits until the owner produces the paperwork. It is slower, and it is the reason our catalogue is smaller than some.
The same standard applies to our guides and articles: primary sources first — the certificate, BPN/ATR, the district government, the notaris handling the deed — and never another property blog.
