Land Prices per Are in Lombok, 2026 (Real Numbers From Our Own Listings)

The first question that lands in our WhatsApp is almost always the same one: "How much is land in Lombok, per are?" The honest answer is one word — depends. But not a hand-wavy depends. We have the numbers, taken from land we are actually selling right now, not from a market guess.

One are is 100 square metres. So a 500 m² plot is 5 are. The figures below are the median asking price per are across hundreds of our active land listings, grouped by area. We use the median, not the average, on purpose: a single beachfront plot with a wild price can drag an average into fiction, while the median shows what is genuinely typical for that area.

  • North Lombok — around Rp30 million/are
  • Sekotong — Rp37 million/are
  • Central Lombok (inland) — Rp70 million/are
  • West Lombok — Rp85 million/are
  • Kuta Mandalika — Rp125 million/are
  • Senggigi — Rp150 million/are
  • Mataram City — Rp300 million/are
  • Bali — Rp438 million/are

Look at the gap. Sekotong and Mataram are both on Lombok, an hour and a half apart, yet the price per are differs by almost ten times. That is not a typo. That is the economic map of Lombok in a single column of numbers.

Why the spread is that wide

Price per are here is driven by a few things that, unfortunately, buyers often only ask about after they have fallen for the photos:

  • Certificate status. A clean SHM (freehold title) is in a different league from land still on girik or AJB. Uncertified land is cheaper — and more work.
  • Road width at the front. Great land on a lane only a motorbike can pass will always lose to ordinary land on a car-width road.
  • Distance to the beach and the view. In Sekotong and Kuta, "ocean view" is not marketing seasoning; it adds a zero.
  • Zoning. Land you can build on commercially is nowhere near a rice field whose permits are still a question mark.

Two neighbouring plots can differ sharply for the four reasons above. We see it every week.

A quick read, area by area

Sekotong is the cheapest, and that is the opportunity for the patient. Access is still a long drive, but the coastline is barely touched. Buy now, wait for the road to improve.

Kuta Mandalika has climbed hardest since the circuit opened. That Rp125 million median is the middle — anything near Mawun or Selong Belanak sits well above it. If you are waiting for "Kuta prices from five years ago", that ship has sailed.

Senggigi is a mature market. The buyers are a mix: foreign retirees, villa owners, Mataram families looking for a weekend base. Prices are steady, not speculative.

Mataram is a different story entirely. This is a city market, a local market, a market for homes to live in — not a tourist investment market. Rp300 million/are sounds steep until you remember this is the city centre, not a clifftop.

Bali we include as a benchmark. Rp438 million/are, and that too is a median. That gap with Lombok is, for many buyers, the whole reason to cross east.

"Asking price" is not "closing price"

We should be straight about this. The numbers above are what is written in the ad — the owner asking price. The closing price is usually lower, roughly 5–15%, depending on how long the land has been on the market and how much the owner needs the sale. Do not treat this list as a verdict. Treat it as where the bargaining starts.

Before you fall in love, check the legal side

A foreign national cannot hold freehold (SHM) in their own name — the route is Hak Pakai or a PT PMA, and that is a topic of its own. For anyone, Indonesian or foreign, the right order is the same: confirm the certificate, check it at the land office, then talk price. Certificate types and validity can be checked against the Ministry of ATR/BPN. For foreign buyers counting in dollars, the reference rate is at Bank Indonesia — and it moves every day.

Short answers

How big is an are? 100 m². Ten are is 1,000 m², a tenth of a hectare.

Why are your numbers different from other sites? Because these come from our own listings, not a market survey. If a plot sits far from its area median, there is usually a reason — certificate, access, or view. Ask.

Are prices still rising? In the south (Kuta, Sekotong) the yearly trend is still up. In Mataram it is flatter. Nobody can promise an exact figure, and we will not invent one.
