Before you make an offer in North Lombok
The mainland side of the Gili crossing
North Lombok is where almost every Gili trip begins. Boats leave from Bangsal harbour near Pemenang, and the coast either side — Sire, Tanjung, Kayangan — looks across at the three islands the whole province is known for. Being the departure point rather than the destination has kept prices well below the islands themselves.
Sire is the established end, Tanjung the everyday one
Sire holds the golf course and the larger resorts, on a calm stretch of sand facing the Gilis. Tanjung is the market town: administration, shops, the weekly market, ordinary life. North again towards Kayangan the coast empties out and the slopes of Rinjani come down close to the road.
A tourism economy without tourism prices
Demand here is real but indirect. Visitors sleep on the Gilis and come ashore for transfers, day trips and the Rinjani trailheads. That supports guesthouses, transport and food businesses on the mainland at land costs the islands cannot match.
As a home it is quiet and genuinely rural. Mataram is over an hour away, so schooling and hospital access need planning rather than assumption.
What to ask in the north
This regency took the worst of the 2018 earthquakes, so building condition and structural repair history are fair questions on anything already standing. Beyond that: water supply, whether the access road is a written right of way, and coastal setback rules on anything touching the beach.
