Most villas on Lombok were built to be let, not lived in. That shapes everything: layout, pool, the way the kitchen is tucked away, and the running costs. Before you compare prices, decide whether you are buying a home that happens to be a villa or an operating business that happens to be a house.

Where villas cluster, and why

The west coast around Senggigi holds the older stock, built when that strip was the island's only tourism address. The south coast around Kuta has the newer builds, closer to the airport and the surf. Those two markets attract different guests and carry different seasons, which matters more to income than the villa itself does.

Running costs are the part buyers underestimate

A pool needs weekly attention and power. Gardens need a gardener. Linen, cleaning, guest handling and platform commission all recur whether or not the villa is occupied. Ask any seller for twelve months of actual operating costs rather than a projected yield, and ask what the low season really looked like.

Licences do not always come with the building

An accommodation business needs its own permits, and those are frequently attached to the previous operator rather than the property. Confirm in writing whether the licence transfers, and whether the building permit covers commercial use. A villa that cannot legally be let is a very expensive private house.

Ownership structure for foreign buyers

Hak Milik is closed to foreigners. The workable routes are Hak Pakai tied to a stay permit, a notarised long lease with clear extension terms, or a PT PMA holding Hak Guna Bangunan — and if you intend to earn rental income, the company route is usually the one that stands up.
