Buying land on Lombok means buying a build, a permit and a wait

Land is the dominant product on this island, and almost none of it comes serviced. You are buying a parcel, then finding a contractor, a water source, power capacity and the permits before anything stands on it. Budget a year or two before the first guest or tenant arrives, and treat anyone promising faster with suspicion.

Access decides value more than the view does

A spectacular plot at the end of a broken track stays cheap for a reason, and the reason is the track. Check whether the road to the parcel is a registered right of way or a habit neighbours currently tolerate, and drive it once in the wet season if you can. Width matters too — a lane that fits a motorbike will not fit a concrete mixer.

Water is the question that sinks projects here

Several ridges on the south and west coasts are dry and need a deep bore. Piped supply thins out fast away from the towns. Ask the nearest neighbours what they did and how deep they went, because a seller has no incentive to raise it and a failed bore can cost more than the difference between two plots.

Zoning is checked at the office, not taken on trust

A sea view does not mean a parcel may legally carry accommodation. Spatial planning designations decide what can be built, and they are confirmed at the district planning office. Coastal setback rules apply separately to anything touching the water, and they are not negotiable at the notary.

Title: what the certificate says and what you can hold

Hak Milik — full freehold — belongs to Indonesian citizens only, and that is not something a contract can work around. Foreign buyers use Hak Pakai tied to a valid stay permit, a notarised long lease, or Hak Guna Bangunan held through a PT PMA. Which fits depends on whether you intend to live on it, let it, or run a business from it. Nominee arrangements still get offered on this island, and Indonesian courts have voided them before.

Questions buyers ask about land in Lombok Island

Can a foreigner buy land in Lombok?
Not as freehold. Hak Milik is reserved for Indonesian citizens. The legal routes are Hak Pakai registered at the land office and tied to a KITAS or KITAP, a notarised long lease, or a PT PMA company holding Hak Guna Bangunan. Settle which one applies with an independent notary before you agree a price.
What should I check before paying a deposit on land?
The certificate number and the plot map, whether the seller's name matches the certificate, legal road access in writing, water availability, and the zoning designation for what you intend to build. Any one of those can stop a project after the money has moved.
Is land measured in are or square metres in Lombok?
Both. One are equals 100 square metres, and sellers here quote per are far more often than per square metre. When comparing two plots, convert both to the same unit first — mixed quoting is the most common source of confusion in local negotiations.
How long does the land purchase process take?
With clean paperwork and both parties present, the deed can be signed at a PPAT in a matter of weeks. Delays almost always come from the certificate side: inherited land where not every heir has signed, a parcel split that was never registered, or a name that was never transferred after an earlier sale.
