Land for Sale in Sekotong: Real Per-Are Prices From 25 Listings

Sekotong is the cheapest coast we sell on. Median asking price across the 18 Sekotong plots with a clear per-are figure: 37 million rupiah per are, as of September 2026.

From the same list, for scale: the rest of West Lombok sits at 82 million per are. Kuta Mandalika 125. Senggigi 150. Mataram 300.

Nice number. Then you look at the spread, and it falls apart.

A thirty-fold gap inside one area

Cheapest land on our list: 5 million per are. Most expensive: 150 million per are. Both Sekotong.

Neither is a typo, and neither seller is confused. They are simply not selling the same thing:

  • Code 178 — 16 hectares, sea view, 5 million per are. Total: 8 billion.
  • Code 213 — 11.5 are, feet in the sand, 150 million per are. Total: 1.7 billion.

Thirty times apart per are. Yet the cheap one costs nearly five times more money to actually buy.

So when someone quotes you "Sekotong land, 37 million per are", that isn't information yet. Ask two things: how big, and how far from the water.

What actually moves the price

Distance to water. This one is brutal. True beachfront in Sekotong sits at 100–150 million per are. Walk up the slope — still ocean views, gilis still on the horizon — and it drops to somewhere around 25–40 million. The view barely changes. The price does.

Plot size. Bigger means cheaper per are, and the drop is steep. Code 212 in Tawun: 14.19 hectares at 6 million per are. The reason is unglamorous. The number of buyers for fourteen hectares in West Lombok is very small, and sellers know it.

Half our priced Sekotong plots fall below 37 million and half above. Lower quartile 26 million, upper quartile 92. That band — 26 to 92 — is the one worth budgeting against. Not the tidy median.

The pockets that keep coming up

Sekotong isn't one place. The names that repeat on our list: Tawun and Batu Putih on the northern side, Pengantap in Buwun Mas, then the stretch facing the islands — Gili Gede, Gili Genting, Gili Layar, Gili Nanggu. Plus Telaga Lupi and a handful of plots around Sundancer.

Those names carry money. Anything facing a gili with its own shoreline lands in the 100-plus group almost every time. Anything on the ridge behind it, in everything we have handled, has yet to clear 40.

Certificates: ask, don't assume

Of the 25 Sekotong land listings we hold, 15 are SHM (freehold). The rest have no certificate status recorded in our data — which doesn't mean trouble, but doesn't mean clean either.

On coastal land this matters more than usual. Shoreline setbacks, inherited plots with a long list of heirs, boundary markers that don't match the certificate drawing: those three turn up far more often on the coast than on town land.

Honestly, Sekotong isn't for everyone

If the plan is a rental villa that fills itself, Sekotong today is not Kuta Mandalika. Footfall is thinner, and so is the list of nearby warungs, clinics and mechanics. That's real, and it is part of why the land costs what it costs.

Who it does suit: buyers chasing size and shoreline on a budget that buys one slice in Senggigi, and who are not in a hurry. The money that gets you a single housing plot in Mataram gets you hectares facing open water here.

If you need crowds now, look at Kuta first — I would tell you that in person. If you can wait, and you want land nobody can manufacture more of, Sekotong holds up.

Quick answers

Why so much cheaper than Senggigi? Access and activity. Senggigi has had decades of roads, hotels and restaurants. Sekotong hasn't. Price follows that, not the quality of the beach.

Is the 5 million per are plot real? It is, and we are selling it. It is also 16 hectares and 8 billion in total. Cheap per are is not the same as cheap.

Can a foreigner buy it outright? Not as SHM. The routes are Hak Pakai or a PT PMA, and that conversation belongs before you agree a price, not after.

Do these prices include tax and notary? No. Budget roughly 6% on top of the land price.
