Lombok vs Bali for Property Investment: An Honest Broker's Take

Every week someone messages us with the same crossroads: "I have a budget for Indonesia, should I buy in Lombok or Bali?" It is a fair question, and most of the answers online are written by people selling only one of the two. We sell on both islands, so here is the version with the numbers attached and nothing to spin.
The gap, in one number
Across our active land listings, the median asking price is about Rp130 million per are in Lombok and about Rp438 million per are in Bali — Bali land runs roughly three times more. (One are is 100 square metres.)
Two honest caveats before you build a thesis on that. First, we broker far more land in Lombok than in Bali, so the Bali median rests on a smaller sample and swings more. Second, both figures are asking prices, what owners write in the ad. Closing prices usually land 5 to 15 percent lower. Where Lombok actually wins
Entry price. This is the obvious one. The same money that buys a single are near Canggu buys three to ten are across most of Lombok. For a buyer who wants land, space, and a sea view without a Bali-sized cheque, Lombok is not close, it wins outright.
Early-stage upside. The Mandalika circuit and the new road and airport work in the south have pulled Kuta Mandalika up faster than anywhere else on the island. We will not promise you a yield figure, nobody honest can, but the direction of travel in the south has been up for several years. Sekotong, further west, is where the patient money looks: cheap now, coastline barely touched.
Lower costs to build and to live. Labour, materials, and day-to-day living all cost less than in Bali's tourist belt. A build budget stretches further, and so does a retirement.
Where Bali is the smarter buy
We would be poor advisers if we pretended Lombok wins every round. It does not.
Liquidity. Bali has a deep, constant pool of buyers. When you want out, you can usually sell, in months rather than years. Lombok's resale market is thinner outside Kuta and Senggigi, and a quick exit is not guaranteed.
Rental demand that already exists. Bali's occupancy, management companies, and booking channels are mature. If you need the property to earn from the first year, Bali's track record is real and Lombok's, outside a few pockets, is still building. Buy Lombok for what it will be; buy Bali for what it already is.
Infrastructure and access. More direct flights, more hospitals, more established expat services. For some buyers that convenience is worth the premium on its own.
The legal side is the same on both islands
This part trips up a lot of first-time buyers who assume Bali and Lombok play by different rules. They do not, both are Indonesia. A foreign national cannot hold freehold (SHM) in their own name anywhere in the country; the legitimate routes are Hak Pakai or a PT PMA company, and that holds in Denpasar exactly as it does in Mataram. The due-diligence order is identical too: confirm the certificate, verify it at the land office, then talk price. Certificate types can be checked against the Ministry of ATR/BPN, and dollar buyers should watch the daily reference rate at Bank Indonesia.
So, which one?
Strip away the marketing and it comes down to what you want your money to do.
- If you want capital preserved and income from day one, and you can afford the entry price, Bali is usually the safer call.
- If you want a lower entry, more land for the money, and you can be patient while the south of Lombok matures, Lombok is the stronger buy.

Short answers
Is Lombok cheaper than Bali? Yes. Median land per are is roughly three times lower in Lombok, and the gap is wider still in the cheaper areas like Sekotong.
Will Lombok "become the next Bali"? Parts of the south are moving that way, slowly. But do not buy on the slogan, buy the specific plot, its certificate, and its access. The slogan does not have a title deed.
Can foreigners buy on both islands? Yes, under the same national rules, Hak Pakai or a PT PMA, never SHM in a personal foreign name.
Which has better rental returns? Bali today, by a clear margin. Lombok's Kuta area is the one closing the gap.
